"Southgate Corporate Center is located in the heart of Morris County's corporate corridor," according to James D. Jones, vice president of marketing for CRG. Jones and Lee S. Billing, vice president of property management for the firm, are directing the leasing program.

"The complex can also support an additional 425,000 sf of space to be built on the site," according to Jones. "The additional space can be done on a build-to-suit basis within the 49-acre site."

As far as the space that is currently available, Southgate I is a three-story, 210,000-sf building, according to Jones. Among other amenities, the asset features high-speed fiber optic SONET ring communication. The building can be subdivided to 80,000 sf, according to Jones.

Southgate III, meanwhile, total 320,000 sf, also on three floors. According to Jones, "it features sophisticated contemporary architecture. It is designed in a three-wing star configuration and overlooks a natural pond." It similarly has high-speed fiber optic SONET ring communication.

The property is located just off I-287 in the northern part of the Garden State. It is also located within walking distance of the Morristown rail station, which provides direct service to Manhattan.
