Robert Edge, Matt Heidelbaugh and Mark Boynton, all of Cushman & Wakefield of Texas Inc.'s Dallas office, negotiated the lease expansion. Daryl Mullin and Lawrence Gardner, also of C&W's Dallas office, represented the building owner, a limited partnership owner from Delray Beach, FL.

The Dallas-based Haynes and Boone, founded in 1970, has grown from a handful of lawyers to more than 425 attorneys representing in excess of 25 practice specialties. It has offices in Austin, Houston, San Antonio, Washington, DC and Mexico City.

The lease couldn't come at a better time, with the CBD's vacancy rate being one of the highest in the nation of the metro markets. C&W's first quarter report pegs vacancy at 24.6% in an inventory of about 29.5 million sf. The going lease rates are now riding at $17.82 per sf in comparison to $18.63 per sf a year ago.
