Q4i's new location will be in the class A office structure, formerly called the MTech Building, at 1925 W. John Carpenter Freeway in Irving. In recent months, EDS put 290,000 sf of the 407,111-sf leased building on the market and reportedly has just one other tenant signed.

EDS is known for playing everything close to the cuff so additional information about its plans for the 16-year-old, five-story structure are not available. The Grubb & Ellis Co. Dallas team of Brian Cheek, Jim Lob, Brinkley Brown and Michelle Stanley represented Q4i. Dan Arnold of Henry S. Miller Commercial in Dallas brokered the deal for EDS.

Lob confides the lease includes an option for another 5,000 sf for the tenant, who is relocating from an office building at the intersection of Central and LBJ expressways. The move, he says, is being driven by a bid to get closer to the Dallas-Fort Worth International Airport and the location fell within survey parameters as the most central location for employees' home zip codes. Q4i is a developer of proprietary software for the stock brokerage industry.

Another deal for class A office space takes a small chunk, 2,680 sf, out of the glut of high-tech space in the Telecom Corridor. American Medical Security Inc. will be moving into Lookout Plaza Phase II, situated at 2505 N. Plano Rd. in Richardson. Grubb & Ellis' Rick Tiller represented the tenant in the long-term deal. TR Lookout Partners Ltd. is the owner of record for the three-story, 150,000-sf building at the intersection of Texas 190 and Waterview Parkway, delivered last year by Dallas-based Granite Partners.
