Jeff Turner, Duke's senior vice president in Dallas, tells GlobeSt.com that ground will break in May so that the project can deliver in the fourth quarter. Talks have been ongoing for several months as a half dozen industrial developers wooed the shipping products specialist, represented by Dave Anderson, a senior exec for CB Richard Ellis Inc.'s Dallas office. Duke's Bob Rice brokered its side of the deal.

The site search took Uline into "three or four" municipalities, but Coppell came out on top. Triple Freeport exemptions helped the cause as did the fact that "it's a really good spot," says Turner. And Dallas, he says, is simply a favorite landing spot when it comes to distribution locations. He pegs the project at $8 million, including land.

The 159,000 sf could be just the beginning, says Turner. The site has enough ground to take the building to 225,000 sf. A Duke construction division will build the structure that's been designed by CSO of Indianapolis.

Uline's newest regional office and distribution spot gets prime placement in Duke's flagship industrial park in Dallas. "It's always a good thing to get a new tenant from out of town," Turner says. The "tenant" has similar operations in its homeport, Eagan, MN, Lake Forest, CA, Dayton, NJ and Duluth, GA. About 80 jobs are expected to be created.

To date, Duke has delivered two million sf at Freeport North. Another 100 acres are on stand-by for development.
