The Addison lease will bring a 9,046-sf English-style pub and restaurant to the select mix at the 387,077-sf Village on the Parkway at 5100 Beltline Rd. Dennis Leibovitz and Mitch Traub, both of Dallas-based Weitzman Group's commercial retail division, represented the tenant. Jeff Coleman of Dunhill Partners in Dallas brokered the deal for the building owner, Addison Village Partners, a joint venture of Dunhill and Dana Commercial Credit.
The Addison eatery will open in July and Arlington hopefully in October, Tim Myers, Hospitality USA's vice president of operations, tells GlobeSt.com. The parent chain has Sherlock's Baker St. Pub, Baker St. Pub & Grill and Big Texas, a country western, live band venue readying for its launch in Webster, TX on the outskirts of Houston. The Bakers St. versions, with English pub atmospheres, also have live bands.
Myers confides the restaurateur is eyeing a second location in San Antonio and one in Austin, most oft heralded as the "Music Capital of the World." But, he says, the City of Arlington, ideally positioned between Dallas and Fort Worth, is at the top of the priority list after the Addison opening. To date, there are four Baker St. versions open in the Houston area.
Leibovitz says "Dallas is a natural" landing ground for concept restaurateurs. Competition and sales volume highlight a strong demographic profile to make the DFW a must-try market. In the case of Sherlock's Baker St., the DFW future could hold three locations. Two are for sure while the third, says Leibovitz, will be decided after the others are up and running.
