McBroom is selling the 195-unit project, where monthly rents range from $950 to $2,500, to his partner and landowner, Grant Properties IV.

McBroom will be building similar, but smaller, versions of Concordia on infill sites throughout the metro area.

His idea? Build age-restricted communities that provide first-class rooms and group spaces, but leave out things such as restaurants, large exercise facilities, swimming pools and on-site medical care.

Instead, build the communities near restaurants, golf courses, libraries and, perhaps, most importantly, doctor offices and hospitals.

That way, residents have more choices and aren't paying for services that they do not need, he tells GlobeSt.com.

While residents will still have to pay for meals, they won't be stuck paying for meals at the facilities, he says.

''People like choices, but they don't like to pre-pay,'' he says.

John Montgomery, president of Horwath Horizon Hospitality Consulting/Montgomery & Associates, tells GlobeSt.com that he ''can think of a dozen locations in the metro area,'' right for the type of product McBroom plans.

Montgomery tells GlobeSt.com that McBroom's concept remind him of a congregate care version of the Candlewood Suites hotel concepts.

''Candlewood Suites is basically a stripped down Executive Inn,'' Montgomery tells GlobeSt.com. ''If you're not going to use the restaurant and meeting space, why pay for them? Candlewood Suites provides a very good product at a very good rate. The two in the metro area are doing well. I see a lot of parallels between what Len is doing and what Candlewood is doing.''

Montgomery tells GlobeSt.com that the only caveat he sees with McBroom's idea is that some people want the comfort of knowing that medical care will be available if they need it in the future.

''But that's probably more of an issue if you own your unit, as opposed to renting it,'' Montgomery says.

McBroom says in the congregate care business, it takes longer to lease up the projects than in a typical apartment complex, but tenants tend to stay there longer.
