But instead of a commercial, industrial or retail venture, the 55,600-sf, two-story Miami Children's Museum will be an eight-sector gallery exhibit complex focusing on culture, communication and community involvement.

The city has donated the land. Miami-Dade County is providing $5 million in construction funds; the state, $1 million.

The estimated $6 million undertaking is being constructed at an estimated $100 per sf, area construction industry estimators tell GlobeSt.com on condition of anonymity. Codina officials couldn't provide an estimated construction cost.

The project is scheduled for completion by spring 2003. The property is on the south side of Watson Island. The enterprise will be one of the 10 largest children's museums in the United States, according to Codina. The existing 18-year-old Miami Children's Museum operates as a virtual project at www.miamichildrenmuseum.org.

Arquitectonica of Miami is the project architect. Peruyera & Associates is the development consultant.
