The 1.25-million sf, 41-story granite office tower in the Galleria submarket is owned by Marathon Oil Co. James E. Foreman and Sandra F. Harris, both of the Houston office of Cushman & Wakefield of Texas Inc., negotiated the pact on the tenant's behalf. Marathon used in-house representative David Piazza to close the deal.

Foreman tells GlobeSt.com that Metropolitan Fiber is a subsidiary of New York City-based MCI Worldcom. The company is a fiber-optic carrier serving area corporations. Foreman says the company started out in 2,500 sf at Marathon Oil Tower, moving in about a year ago. Marathon Oil, the chief tenant, leases out a portion of the building.
