George Brazil also plans to use the site for training, dispatch and maintenance. The firm, which also has operations in California and Texas, handles installation and repair of HVAC systems. About 10,000 sf will be finished out for office.

Steve Bodeman of the Phoenix office of DAUM Commercial Real Estate Services represented both parties in the transaction. LGE Corp. of Tempe is handling the design/build and is the owner of the 48,404-sf tract acquired for the project. George Brazil will get the keys June 1.

Bodeman tells GlobeSt.com that owner George Brazil has moved to Phoenix with the intention of strengthening its presence in the market. The company has been operating out of leased space for quite some time. The building commitment sends a signal that the plan is to expand the firm's footprint in the metro Phoenix area, Bodeman says.
