Located off the Dulles Greenway in the heart of the telecommunications/internet corridor, Ashburn Tech will accommodate nearly 840,000-sf upon final build-out. "It's a great flex park with great window lines, ample truck court for loading and it provides adequate space for large tenants," NAI KLNB's Kevin J. Goeller tells GlobeSt.com. "We see it as an expanding business park--and it's right where it needs to be."
In addition to nearby Dulles International Airport, the well-situated Loudoun County property sits adjacent to the MCI/Worldcom Campus and is in close proximity to a bevy of business-related amenities, hotels and shopping centers. The property also offers four parking spaces per 1,000 sf. In a statement released when construction began on the first two buildings last June, MIE president Edward St. John explains, "these buildings have been carefully designed to attract corporate end-users looking for flexible office space suitable for light manufacturing, warehousing or as satellite office locations."
As for attracting those occupants, there have been no lease signings in the buildings as of yet, but the leasing agency is confident that the buildings will soon find tenants. "We have a number of proposals out for leases," Goeller notes.
