Don Dowell represented the building owner, Main Street Partners LP, a partnership between Fort Worth-based Crescent Real Estate Equities LP and TrizecHahn Office Properties. Staubach Co.'s Jeff Ellerman, who was named Dallas NAIOP's 2001 office broker of the year just last week, represented the tenant along with Riis Christiansen of Transwestern Commercial Services' Dallas office.

Dowell tells GlobeSt.com that the brokerage teams spent the last three months negotiating the law firm's lease. And while it didn't strip any space from the market, it kept the 1.5-million sf Bank One Center above 90% occupancy.

Dowell managed to strike a second deal for the CBD high-rise, signing the law firm of Ohashi & Horn to a 2,400-sf office on the 43rd floor. Calvin Hull and Tia DeFelice, both of Cushman & Wakefield of Texas Inc.'s Dallas office, negotiated a five-year lease for the tenant.
