Allsteel, headquartered in Muscatine, IA, will cut the ribbon June 1 on an 8,400-sf showroom, filling street-level space that's been dormant for two years, Eric Beichler, senior managing partner for Dallas-based Mohr Partners, tells GlobeSt.com. The opening caps a one-year search for Allsteel's first Dallas location. He says Allsteel also is looking to set up a showroom in San Francisco and two more domestic markets that he's keeping under wraps for now.
Beichler represented Allsteel while Jack Gosnell of Dallas' Gosnell Co. brokered the 10-year pact for the building owner for Jones Lang LaSalle-managed property. The Archon Group is the owner of the 15-story building along McKinney Avenue.
Allsteel is a supplier of office furniture. It is a division of HON Industries, the third-largest manufacturer of office furniture in North America. Ted Fredericks and Dale Conner, both with Mohr's project management group, are steering the finish-out and showroom's set-up on behalf of Allsteel.
The premier Uptown building lost New Media Gateway Inc. to the Offices at Mockingbird Station at the intersection of Mockingbird Lane and North Central Expressway. The digital media communications group has relocated into 4,706 sf in a five-year lease, says Shannon Brown of Cushman & Wakefield of Texas Inc.'s Dallas office.
The signing along with a 2,237-sf pact for the law firm of Jones Rook Austin puts the office building at 44% occupancy. Brown confides a couple more deals are close to signing for the rehabbed 137,157-sf building, which wrapped up interior work in January on the original structure and a new 40,000 sf.
Brown and C&W's Nancy Redden represent the property owner, Mockingbird Station Partners LP. Brown says she has been fielding several inquiries from Uptown tenants, not just those at the Chateau. Better rent across town, she says, could be the reason. Riis Christienson and Clay Vaughn, both with Chicago-based Transwestern Commercial Services' Dallas team represented the tenant.
