The project would be built at Interstate 5 and County Road 102. This location has been slated for a 55-acre auto mall since Woodland's general plan designated it in 1998.

However, the developers are looking to possibly add a retail center and hotel to the mix, since the cost of roads, sewer and other infrastructure on the land is too high if there is just an auto mall. Gidaro, who has options to buy the 55-acre site and more than 200 adjacent acres in Yolo County, would be partners with Petrovich in any land transactions, and Petrovich Development Co. would be the developer.

The partners are still testing and evaluating their plans, which would require interest from auto dealerships and an update of the general plan. The site is close to the city's water treatment plant and the Spring Lake housing development, which is slated to accommodate about 4,000 houses over the next ten years.

A nearby mall includes big-box stores, such as Mervyn's, Target and JC Penney, but the developers say that the project would not be designed to compete with these stores. In addition to the auto mall, possible development includes a hotel or motel and retail stores.
