Combined with a similar operation in Jersey City, SchlumbergerSema now has a total capacity in the region of 80,000 sf of alternative space for companies to conduct business and recover computer systems during disasters. The company's client base is focused on the telecommunications, energy and utilities, finance, transportation and public sector markets. It has 45 locations totaling some 1.5 million sf of space in 13 countries.

"Companies in the US are becoming increasingly aware of the necessity to plan ahead to address all types of natural and man-made business disruptions," says Joseph Riscica, general manager of the company's operations in the US. "We are seeing growing demand for low-risk, flexible, alternative sites where companies can quickly resume their day-to-day business processes and computer operations with minimal impact on their bottom line."

The SchlumbergerSema lease is the third of three 46,000-sf sublease deals signed recently at 194 Wood Avenue South, which was built last year for sublessor Prudential Insurance. Earlier, Financial Technologies International, a financial software company, took 46,000 sf for use as a software development operation. And American Container line, an international freight services company and non-vessel-operating common carrier, signed on for the same amount of space, which it's using as its headquarters facility.

The New York City and Parsippany, NJ offices of GVA Williams closed on all three of the transactions, totaling 138,000 sf, on behalf of Prudential. Cushman & Wakefield, East Rutherford, NJ represented SchlumbergerSema in the latest signing; earlier, the Schulz Organization/TCN Worldwide, Woodbridge, NJ represented FTI, and Resource Realty of Edison, NJ spoke for Atlantic Container Line.

"These three lease transactions signal the increased leasing velocity we are experiencing throughout the state," according to Jeffrey Schotz, executive managing officer of ownership services for GVA Williams in Parsippany.
