Fort Worth-based Crescent Real Estate Equities Co. wins three of the four deals, with the largest coming for its flagship Crescent, a 1.2-million-sf, 19-story property in Uptown. Deutsche Banc Alex Brown Inc. signed a renewal and expansion for 21,452 sf in the 99.8%-occupied high-rise.

Michael Silliman brokered the pact for the building owner, Crescent Real Estate Funding I LP. Courtenay Jenkins, Rob Jones and Searcy Ferguson, all of Trammell Crow Co., represented the tenant.

Crescent's Stemmons Place gets a 5,893-sf renewal from JPMorgan Chase Bank. In-house representative Virginia Mulkey handled talks for Crescent Real Estate Funding VIII LP while Russell Cosby of Mullen-Cosby negotiated on the bank's behalf. The 634,381-sf Stemmons Place is a 20-story property that's now 88% occupied.

Heading into 10,886 sf is Workflow Studios, which has taken a spot at Crescent's 5050 Quorum in Addison. Mulkey again handled talks for the building owner while Jay Rigelsky of Corporate Realty Advisors bargained for the tenant. The 133,594-sf, seven-story building is 85% occupied thanks to the new deal.

The Shidler Group's Twin Towers at 8585 Stemmons Freeway pulled a 4,799-sf expansion from the Child Care Group in a three-year deal. The combo day care and child development center, a tenant since Dec. 1, 2000, occupies 33,057 sf.

Cindy Jeffers, the Jones Lang LaSalle property manager for Twin Towers, brokered the pact for the building owner. The tenant handled its side of the talks for the now 79%-occupied structure.
