About 60 acres of the zone are within Aberdeen, according to township manager Mark Coren. The rest is in Matawan, and a total of 20 acres is owned by NJ Transit and occupied by the train station and related parking.
The overall redevelopment project is designed to capitalize on the proximity to the train station, the busiest stop on NJ Transit's North Jersey Coast Line, which provides direct service to Newark and New York, according to Coren. The Garden State Parkway and several state highways are nearby. Construction is already under way on the first project in Aberdeen's part of the zone, the 290-unit Jefferson at Aberdeen Station luxury apartment community, which is being built by Dallas-based JPI.
Under an Interlocal Services Agreement, Aberdeen and Matawan are coordinating their efforts through a joint management committee. The committee and NJ Transit will review proposals submitted in connection with the RFP.
