According to Sohmer, the space was built out for sub-landlord Merrill Lynch, and the asset's furniture can be made available for prospective tenants. "It offers immediate occupancy, reasonable sublease terms and limited capital expense," Sohmer says of the asset, which is located near the Princeton Hyatt Hotel and Amtrak and Conrail train stations.
The second property is a 19,362-sf industrial building at 400 Apgar Dr. in Franklin Twp., which is being marketed for sub-landlord Software House International by Linda Cinelli and Jason Burger of IESG's Central New Jersey Industrial Group. Located near I-287, the building's floor plan includes 2,260 sf of office space.
"The owner has significantly reduced the rental rate of this industrial facility to below market prices in order to quickly capture a competitive tenant," according to Cinelli.
