Atlanta Capital Courts Facilities LLC is developing the structure for $275 per sf, about twice the hard construction cost of most class A office buildings, area construction industry estimators tell GlobeSt.com. Special security features in the building raised the cost.
Turner and Atlanta Development Partners are members of the Atlanta Capital Courts group. Atlanta Development is a joint venture comprised of Garfield Corp., Dallas and locally based Real Estate Strategies Inc.
Atlanta Capital will supervise program management and design-build work and arrange financing assistance for the project. The design-build team is Turner/Mitchell/OLH, a joint venture comprised of Turner, ER Mitchell Construction Co. Inc. and OLH International Inc., all of Atlanta. The architect is turner Associates Architects and Planners.
The development fees for Turner and Atlanta Capital Courts Facilities weren't disclosed in a prepared statement from Turner's Atlanta office. GlobeSt.com couldn't reach the parties at publication deadline.
Turner won the general contracting job because of previously completed work for the city, Paul D. Little, vice president/general manager in Turner's Atlanta office says in the statement. Most of the consultants on the courthouse project worked together on the Atlanta City Detention Center undertaking, Little says.
Turner Corp., founded in New York in 1902, was purchased in 1999 by Germany-based Hochtief AG.
