Aiken specializes in providing mechanical engineering and design services primarily for small projects. The firm works with oil companies, drilling contractors, forging companies, equipment manufacturers, hazardous waste processors and engineering companies.

Randy Mason of the Houston office of Colliers International negotiated the 1,988-sf lease for the tenant. Mary Descant of Houston's Caldwell Watson Real Estate Group represented the building owner, REVO Inc.

The 21-year-old Willowbrook contains 67,581sf in three stories. It is about 93% occupied. Office space is quoted at $18 per sf. Standard Insurance Co., Carlson Wagonlit Travel and CORESTAFF are the building's major tenants. The FM 1960 submarket's near four million sf of office space is bearing 16.7% vacancy.
