Mark Linsalata of Phoenix's Lee & Associates Arizona represented the seller, Guenther Trust, in the transaction. Gene Reetz of the Phoenix office of Remax Commercial brokered the deal on the buyer's behalf.
Linsalata tells GlobeSt.com that it took about six months to sell the 13-year-old building. Guenther Trust was seeking $650,000 at the onset of the listing. Negotiations brought the selling price within a mere $15,000, says Linsalata. He says Guenther Trust owned the building for about five years and was selling it in the normal shifting of a significant portfolio.
Brown's Part Master of Phoenix is the building's sole tenant. It is a distributor of plumbing parts.
In an unrelated deal, Berrier & Clerke Construction leased 3,384 sf of industrial space at Harbor View Business Park at West First St. in Tempe. T.J. Swearengen and Jeff Conrad, both with Lee & Associates Arizona, represented the building owner, the Marjorie Jeter Trust. Lee & Associates' Chris McClurg spoke for the tenant.
