The facility was developed for FedEx on a build-to-suit basis by J.G. Petrucci Co. of Asbury, NJ and Bethlehem, PA. Colliers Houston was the broker for the FedEx lease. Altogether, J.G. Petrucci, a privately held commercial real estate company, has FedEx as a tenant in four separate facilities totaling some 260,000 sf.
The latest facility includes 10,000 sf of office space, including as World Service Center. The rest of the building is warehouse space that can accommodate 84 vans inside plus outside parking for 300. Greg Rogerson, a Petrucci principal and the firm's in-house counsel, assisted the tenant in obtaining necessary permits and approvals "to fast-track this development to accommodate an aggressive occupancy date by FedEx.
