Equis Corp. vice president Steve Schneider represented Great Books Foundation in negotiations with Marex Properties, owner of the 600,000-sf Central Loop building. Schneider says the deal resulted in a substantial reduction in the tenant's lease rate.

Although terms were not released, published asking gross rents at the 76-year-old building are $28 per sf.

The 40-story, 550,000-sf building was renovated in 1990.

In other unrelated Downtown lease deals:

* Baird & Warner Residential Sales, Inc. signed a 10,792-sf lease on the 18th floor at 737 N. Michigan Ave. A. Gail Sturm and Jeff Schomisch of Cushman & Wakefield represented Baird & Warner while Jack O'Brien of M&J Wilkow represented the building's ownership.

* Care Communications, Inc. signed a long-term lease renewal for 6,863 sf on the 19th floor of 205 W. Wacker Dr. Peter Block, J. Frank Franzese and John McIlwain of Cushman & Wakefield represented the health information management consulting andstaffing company. Kim Robare of CB Richard Ellis represented building ownership.* Vassol, Inc. signed a sub-sublease for 3,415 sf at 322 S. Green St. The medical engineering firm sub-subleased the space from D.S. Guccione, LLC. The original lease-holder is Lutheran Child and Family Services of Illinois. David Curry of Cushman & Wakefield represented Vassol while Robin Peck of NAI Hiffman represented D.S. Guccione, LLC.
