The institution, which will operate as the ARC Kohler School, will serve disabled children ages 3 to 9. The single-story building will initially serve 55 children when it opens in time for the next school year, and it will have a capacity for 90 children.
The Petrucci organization acquired the building earlier this year. In the recent lease transaction, ARC was represented by Joe Santoro and Pat Tarczilo of SBWE of Hasbrouck Heights and Edison, NJ.
"This project is quite similar to a typical build-to-suit lease transaction for us," according to Greg Rogerson of J.G. Petrucci. "It involves the acquisition of an underutilized site and redeveloping it to fulfill a lease requirement in the marketplace."
According to Frank Caragher, director of The ARC of Union County, "after seven years of searching for a new home for the ARC Kohler School, we are pleased to have found this build-to-suit site.
