George Harcourt of Grubb & Ellis Co. in San Antonio represented the tenant, Talent Tree, in the office relocation. The Boca Raton, FL-based Koger Equity's side of the deal was negotiated by its general leasing manager, Todd Chessher.

Harcourt tells GlobeSt.com that Talent Tree opted to go the direct deal route instead of subleasing space because nothing on the market, in the area it wanted, met the client's needs. The Livingston Building is part of a 12-structure office campus totaling 458,000 sf that's position midway between Austin's CBD and international airport.
