The latest deal puts about 364 acres into the hands of Dallas-area investor Jay Hartsell. The plan is to develop the acreage at the intersection of Interstate 20 and MF 2965 near Wills Point, but no one's talking about the type of project that will come out of the ground. Ray Utley, executive vice president of Henry S. Miller Commercial Land/Farm and Ranch Division represented the seller, SOQ Ltd. of Dallas, and buyer. That section of Kaufman County has been attracting $1,000 to $2,000 per acre for large parcels, according to the county's chief appraiser.

Jack Buck, president of Dumont Management Group, told GlobeSt.com that client, SOQ, owns about 3,000 acres in the area. SOQ's acquisition last year of 1,545 acres drove townsfolk to start talking again that Disney was coming to town. SOQ has sold about 1,000 acres to a local farmer and now the tract to Hartsell. But, that's all folks or at least that's what Buck previously said about any more SOQ land sales in the immediate area at this time. The acreage is close to the town of Terrell, home to retail outlets and Chuck Norris, or as some would prefer, Walker, Texas Ranger.
