Come mid-month, Sooner Properties of SA will be relocating from a leased site along US Highway 281 to 10777 Sentinel near the San Antonio airport. The Dallas-based merchant builder Frost & Keeling Association Inc. was asking a bit less than $3.1 million. But, Mike Blackwood, the Grubb & Ellis Co. adviser in San Antonio for the deal, tells GlobeSt.com that was a "finished price." Part of the appeal was the new product could be custom finished by the buyer.

Blackwood was driving the city in search of a location when he stumbled across the new project listed by a residential agent. "This was perfect," Blackwood says. "They could finish it out the way they wanted and built it to specifications." It was so perfect that the buyer pushed the deal so it could close about 30 days after it fell under contract.

The buyer's trade deals with laminating, enlarging and producing specialty products, such as law firm exhibits for legal cases and school-related sports decals. Though it carries the Oklahoma Sooner moniker, it's a San Antonio firm with a principal who's a native of the state directly north.
