Gary Mabray of the Houston office of Colliers International tells GlobeSt.com that five acres on the northeast corner of West 12th Street and Seamist Road in Houston were just sold to Tangley Development for $650,000. Mabray is representing Air Liquide in the real estate disposition.

Barry Bradley, an independent broker represented the buyer. Tangley Development plans to use the site for a residential development. Although the parcel is surrounded by industrial developments, Mabray says the property's Inner Loop location makes it a prime residential candidate.

In another recent sale, Air Liquide hawked a 4,000-sf industrial building on one acre at 925 Oil Patch Rd. in Gonzales, TX between Houston and San Antonio. That holding went for $40,000 to Specialty Mud Co., the tenant for the past seven years, Mabray says.Jim Roberts of Specialty Mud handled its side of the talks.

Air Liquide's disposition list also includes tracts with small industrial buildings in Pearsall and San Antonio. Unimproved lots are for sale in Freeport, Pasadena and Bay City, all towns close to Houston. Inside Houston's bound is a 7.55-acre tract--under contract--along Todd Street.

Mabray says Air Liquide acquired most of the properties through multiple acquisitions through the years. As time passed, the real estate was labeled surplus. Air Liquide is a global provider of industrial and global gases and related services.
