"At a time when very little spec construction is taking place, the developer saw an opportunity to capitalize on a prime site in an emerging market," according to C&W's Joseph Sarno, who along with the firm's Jeremy Neuer has the exclusive. Concord Center II is located on Route 36 off Exit 117 of the Garden State Parkway in Monmouth County.

The new construction effectively doubles the size of Concord Center to just under 101,000 sf, joining the 50,000-sf Concord Center I, which was completed in 1988. The latter is home to a mix of tenants led by Tretina Printing, which maintains offices and production operations there. Jan Tretina, owner of the company, is a principal of Hi-Tech Properties, which maintains its ownership offices on-site.

"The building has remained nearly 100% occupied for the past 10 years," according to Tretina. "The current growth in Monmouth County presented us with an opportunity to utilize the property's land to the fullest."
