CalPERS is the owner of the 98%-leased center, a 52-year-old property renovated in 1999. The property's tenant roster also includes Berings Hardware, Randall's Flagship, Michael's and Petco. Ross has taken 28,556 sf and Linens 'N Things, 24,772 sf.

The Houston office of the Trammell Crow Co. leases and manages the center on behalf of National Retail Partners, CalPERS' adviser. Liz Jacob, vice president of Trammell Crow's retail division, handled represented the center's owner and adviser while Dean Lane of Houston's Boyd Page/ChainLinks negotiated the pact for discount retailer, Ross.

Donna Egan, a Trammell Crow senior associate, the lead on the talks with Clifton, NJ-based Linens 'N Things. Keith Bierley of Katz & Associates represented the tenant.
