Michael Adams and Michael Sieger, both of Houston's PM Realty Group, represented the building owner in the lease for the 1331 Gemini St. Michael Stone of Dallas-based Cawley International's Austin office represented Alamo Title at the bargaining table.

The 88%-occupied structure is a three-story design with 60,656 sf. Positioned just off Bay Area Boulevard, it leases for $16.50 per sf.

The Clear Lake/NASA area has 5.8 million sf of office buildings. The Gemini building's occupancy is right in line with the submarket's average of about 87%. Submarket rents average $19.63 per sf for class A buildings; $15.84 per sf for class B; and $11.57 per sf for class C.
