The DeHay & Elliston firm will take over its extra space in the fall. The new deal, adding a couple thousand sf, fell at the contract's normal expiration date, Daryl Mullin, a director of Cushman & Wakefield of Texas Inc. in Dallas, tells GlobeSt.com.

DeHay & Elliston, a seven-year tenant, was talking about putting some of its Bank of America space on the sublease market, then scouted the options and decided to stay put and expand. "The landlord worked very hard to renew that tenant," Mullin says, keeping the terms to himself. It's taken six months to get the deal to the closing table.

Mullin and partner, Lawrence Gardner, represent building owner, Sunbelt Management of Delray Beach, FL. The C&W team of Calvin Hull, Tia DeFelice and Jack Fraker brokered the tenant's side of the long-term lease for 1 1/2 floors in the landmark structure.
