Cub Foods and Old Navy had already dropped anchor at the 175,000-sf retail center in the Austin neighborhood on the city's West Side. For Old Navy, it was a move outside the box, as the San Francisco-based retailer had avoided inner-city locations.

"Although it is a neighborhood center, it is probably the closest thing to a regional center for this section of the city, and it is serves as a model for other high-profile redevelopments within the city limits," says Mid-America Real Estate Corp. vice president Paul Bryant.

Bryant's firm has leased 125,000 sf at Washington Square, also adding a 12,807-sf Factory 2U; an 8,000-sf Skechers Shoe Outlet and 1,200-sf Funcoland to the tenant mix.
