Dealmakers Finalize About 39,000 SF in Five Leases

In Farmers Branch, Accu-Pak Inc. is unpacking from a move into Venture Tech Center at 14832 Venture Dr. The firm has signed a five-year lease for 11,403 sf, Jerry Reis, president of Property Advisers Realty Inc. in Irving, tells GlobeSt.com. He holds the leasing assignment for the 76%-leased property, owned by Madison Realty Investors Inc. of Dallas.

Accu-Pak did not use a broker to structure the deal. The new tenant specializes in vertical metal detection systems and packaging machine upgrades. It relocated from within the Farmers Branch boundaries.

Reis' team also snagged renewals for Northwest Service and Tech Center and the Sandhill Business Center, both situated in Dallas. Firetrol Protection Systems Inc. renewed a 5,600-sf spot at 10725 Sandhill Rd. Jason Miller of Property Advisers Realty represented the building owner while Mitchell Terry of Beer Wells Real Estate Services Inc. brokered the agreement for the tenant. Firetrol deals in fire sprinklers and chemical fire suppression solutions. It has multiple sites around the Dallas-Fort Worth metroplex.

Reis and Brett French re-upped Barker Floor Fashions for 3,000 sf at the Northwest center situated at 10625 Newkirk. The tenant is a commercial flooring installer that used an in-house representative for the talks.

Also in Dallas, Autronic Plastics Inc. reserved 9,562 sf of distribution space in the Perimeter Distribution Center at 12601 Perimeter Dr. Dan Spika of Henry S. Miller Commercial in Dallas worked out the terms on the tenant's behalf while Michael Grant of TIG, also in Dallas, bargained for the building owner, Calwest Texas Properties and RREEF, the asset manager.

In Garland, Ultima Real Estate will open its second office in the Chase Bank at 3200 Broadway. The real estate firm took a 2,243-sf office in a pact structured between its owner and Beaux Riley of SCM Real Estate Services in Arlington.
