First Phase of Talus Deal Goes Through

Talus, a joint venture project that is being developed by the Seattle-based real estate development company Intracorp and Olympus Real Estate Partners in Dallas, is a 630-acre mountain-side community that will include up to 1,735 single- and multi-family homes or apartments, 800,000 sf of commercial space and 50,000 sf of retail space.

Talus has negotiated a contract with Conner and Lozier at Cougar Mtn, LLC, is for the purchase of a total of 114 home sites. According to a Talus spokesperson, there are several "phases of closing" inherent to this land deal, with the first closing phase occurring this week.

Each of the home sites range in size between 4,000 and 4,500-sf. A representative for Oly / Intracorp General Partnership declined to release the cost of the deal or land-pricing information.

David MacDuff, Talus senior project manager, says the acquisition by the two home builders is the latest sign that Talus has officially arrived to the Puget Sound real estate community. "Conner and Lozier are among the best builders in the business, so we're fortunate to have them on the Talus team." Both builders will begin construction at Talus later this month.

Conner Homes Company and Lozier at Cougar Mtn., LLC, will develop TreAris at Talus, the first of several single-family, detached-home neighborhoods to be built at Talus. TreAris will feature homes built on lots ranging from 4,000 to 4,500-sf in size.

Paul Burckhard with Lozier at Cougar Mtn., LLC, says, "TreAris at Talus offers our buyers something they won't be able to get anywhere else — a terrific location that is close to all the urban amenities yet far above it all."

MacDuff adds that he anticipates additional Talus land deals to close soon. "Interest from the real estate community is at an all-time high. In fact, we expect to bring other well-known, industry-leading homebuilders into the fold in the very near future. It's a great time to be at Talus."
