Before vacating the premises, GiftCertificates.com had sunk some $4 million worth of technology-related improvements into the building, including fiber optics, CAT 5 wiring, 5,000 AMP electrical service with matched UPS and a 1,500-sf depressed slab computer room with an 18-inch raised floor. It also has closed-circuit TV wiring throughout.
"It is suited for an Internet or data-oriented production facility or call center," according to C&W's Leonard T. Miller, Jr., who with the firm's Marc Graham is heading the sublet effort. "It offers exceptional office and warehouse space. It also provides a highly secured environment."
Before GiftCertificates.com took over the building, it was the headquarters location for the Deer Park Water division of Nestlé. Owned by Wilson Associates of Saddle Brook, NJ, the facility is located within the company's Gotham Industrial Park. 190 Jony Drive is made up of 35,000 sf of executive and administrative offices, according to Miller, as well as 67,000 sf of adjoining warehouse/distribution space, a skylit atrium and landscaped water garden.
