Developer DalMac Cos. gets its first tenant for the 115,000-sf office building that delivered in December 2001. Proposals are out to fill another 57,000 sf of 121 Airport Centre II, Steve Shrum of Stream Realty Partners of Dallas tells GlobeSt.com. And, DalMac's 140,000-sf first phase has just 22,000 sf left to lease. When the buildings are filled, or at least close to it, the developer will break ground on a third office building, keeping to the 100,000-sf range to build out the site.

Warrantech's CFO Richard Gavino says "the prime consideration (in the choice) was not to disrupt the employee base." That base has a head count of 400 for administration functions and call center operations. The new location can accommodate another 100 employees, he says. Warrantech administers service contracts and extended warranties for vehicles and consumer products.

Come Oct. 1, the firm will exit the four-building Warrantech Plaza, formerly the Santa Fe Plaza, at 1441 Airport Freeway and a spot in the Landmark Bank building at 150 W. Parkway. Gavino says the prospect of getting under roof is what put Warrantech in the market a year ahead of its lease expirations.
