"The relocation really represents a new statement for them to roll out this new brand and new images, Scott A. Morse of Dallas-based Morse Co. tells GlobeSt.com. Viscern is the combined forces of Ketchum and Resource Services Inc., making it into one of the largest fund-raising professional agencies in the nation.
The headquarters remains in Dallas, actually 5151 Beltline Rd. The firm is moving from a 16,000-sf office at Park Central, situated at 127770 Merit Dr. Ketchum's Pittsburgh office is intact and serves as the East Coast primary hub. Viscern has 230 employees in offices in 34 states.
Morse says Viscern's search primarily was confined to class A buildings in North Dallas, partly due to the desired image change that it wanted to reflect for the 140-employee office. He can't talk about the economics of the package from Prestonwood's owner, but did say "it was very, very favorable." The deal, as usual, calls for a space makeover, which is entailing "a gut and redo" so 65% of the workspace can be open area versus individual offices or partitioned cubicles. "It's a total departure from where they've been," Morse says. Phoenix Commercial is handling the finish-out.
Morse and Scott M. Jessen, also of the Morse Co. represented the tenant. The building owner, headquartered in New York City, used in-house leasing agent, Kathi Schneider to negotiate the contract.
