Ponderosa will break ground later this year on the multimillion-dollar Busch property project, which was once slated to include more than 300 houses. After five years of negotiations with the city, Ponderosa reduced the amount of homes, included a senior apartment complex, and agreed to sell six acres to the Pleasanton Presbyterian Church for a new sanctuary and church school.

Unless the city annexes and rezones vacant property on its eastern boundary, the Busch project could be the last residential project to be built in Pleasanton. The other large parcels, such as the Bernal property, Vineyard Corridor and Happy Valley, are already zoned and planned for housing developments.
