The new project is called Sun City Shadow Hills and, according to a Pulte announcement, the development would include approximately 3,275 homes on a site in the northern part of the city, which has a population of approximately 50,000.

Pulte is still in the process of buying the land and has filed a preliminary application with the city to obtain permits for the development.

Pulte says Sun City Shadow Hills' opening will coincide with the build-out of Sun City Palm Desert, another Del Webb community in nearby Palm Desert. According to preliminary plans, the Shadow Hills project will include a community of single-family detached homes with what Pulte calls "extensive recreational amenities." These will include an 18-hole golf course, a multi-purpose recreation center, a golf clubhouse, and open space. Plans also provide areas for an unspecified amount of commercial development and for public facilities.

Sun City Palm Desert opened for sales in 1992 and at build-out, which the company anticipates could occur over the next two years, it will include nearly 5,000 homes and an estimated population of 9,000.

Publicly held Pulte acquired retirement community builder Del Webb in 2001. Pulte has operations in 44 markets nationwide and has built nearly 300,000 homes in its 50-year history. It also operates Pulte Mortgage, a national mortgage company. Del Webb is a leading builder of communities for people age 55 and older. Beginning in 1960, Webb has sold almost 80,000 homes in retirement market, most of them in communities that Webb markets under its Sun City brand, in California and the Southwest, Texas, South Carolina, Florida and Chicago.
