Derek Land with Endeavor Real Estate Group tells GlobeSt.com that Surplus Lines Stamping Office of Texas subleased 10,021 sf for eight years and Jones & Carter took 7,135 sf for five years in the building at 804 Las Cimas Parkway in the southwest submarket. The companies are subleasing the space from Dell Computer Corp., which leases the entire 156,000-sf building.
"It's a great product and Dell has great credit," says Land, who is marketing the building with his Endeavor colleague Chad Marsh. "And Dell is being real flexible (in the lease terms)."
Surplus Lines, an insurance-industry organization, was represented by Cole Clarkson of Trammell Crow Co. It exits 5914 Courtyard Drive, a building in the northwest submarket.
Jones & Carter, a Houston-based environmental engineering firm, moves from 525 E. Riverside Drive, a south submarket building. Mike Wiley of Stanberry & Associates represented the firm in the Las Cimas negotiations.
Other Las Cimas 3 tenants are American Campus Communities with 24,902 sf and QLogic Corp. with 15,000 sf.
