While the village want to annex some land, CCNG Development Co., which is planning a mixed-use project, wants a zoning change that would affect a portion of the development's single-family component, according to minutes of the board's Sept. 10 meeting. Plans for the CCNG project call for a town center development with a 510,000-sf office building and multifamily as well as single-family residential on a total of 1,200 acres in Bee Cave. The adjoining Spanish Oaks Golf Club opened about a year ago.

CCNG's request shows that Bee Cave continues to be a magnet for development. The community, which has fewer than 700 residents, could be the site of the 2.3-million-sf Hill Country Galleria, a proposed regional mall. Several smaller retail centers have popped up in the past year and more are in the planning stages.

Bee Cave also is the site of new office buildings. So far, they have targeted medical and professional services tenants who are tapping the growing residential population.The community already has a Home Depot store and a Target store is on the way.
