Broker Kurt Saulnier, with Daum Commercial Real Estate Services, tells GlobeSt.com that the firm, which polishes semiconductor chips for the computer industry, spent about two months negotiating the terms of the lease with building owner, Lawrence Semiconductor Investments before making the move. "They needed clean room facilities and this will give them more space," said Saulnier, who along with Daum's Michael Wallis, represented the building owner. Kent Greenwald and Eric Brown, a Coldwell Banker Commercial team in Phoenix, represented the tenant.

The transaction gives Total Fab 12,163 sf of office space along with 1,536 sf of Class 100 clean room space in one of six buildings in the corporate center. The firm will move its facilities from its current location at 48th Street and Broadway in Tempe, sometime soon, Saulnier said.

Located at 3015 S. Park Dr. and 2315 W. Fairmont St., the Expressway Corporate Center totals 79,323 sf of light manufacturing and assembly space spread out in six buildings.
