Bill Rowell, executive vice president of retail for Yancey-Hausman in Houston, says the building's location in the heart of the Texas Medical Center District was key in completing the lease-up. According to Rowell, the high-traffic submarket has four million visitors each year, is an employment hub for 50,000 workers and has 85,000 full- and part-time students. He says retail needs in the area have long been overlooked.
A Houston-based private investor, acting as Medical Towers Ltd., owns the 48-year-old building. The tenant roster for the street-level retail component includes Chipotle, Southwest Bank of Texas, Starbucks, Subway, Cingular Wireless, Planet Smoothie and now Popeye's Chicken, signing an 1,800-sf lease to take occupancy to 100%. Rowell, Mark Luhn and Mark Newton, also with Yancey-Hausman, hold the leasing assignment for the 18-story medical office building. Luhn single-handedly brokered the Popeye's lease.
