Soft Choice Corp., a local software firm, is joining the line-up at 3815 Montrose, a 42-year-old, 28,274-sf redeveloped office property in the Museum District. It is moving from 8200 Wednesbury Lane in the Bellaire section, about 10 miles northwest of its new address. The software company signed for 1,063 sf.
The Montrose building came to the market in March after an extensive renovation. Occupancy is now in the mid-60% range, with office space going for $22.50 per sf.
Coy Davidson and John Parsley, both with the Houston office of Colliers International, represent the building owner, 3815 Montrose Blvd. LP Paul Wittorf of Houston-based Transwestern Commercial Services bargained the terms for the tenant.
Nearby at 3701 Kirby Dr., AdminaSource LLP leased 1,274 sf in a 32-year-old building owned by Lamesa Properties Ltd. of Houston. Julie S. Tyser was the in-house representative for the building owner. Colliers' Parsley and Norman V. Munoz handled negotiations for the tenant. AdminaSource is a Texas-based human resource management, payroll and employee benefit firm.
