The Maple Leaf complex being developed by Charles E. Smith Residential will be developed as a two-phase project in two buildings totaling 767 units. The first phase will comprise 433 units, 50 of which will be affordable, in a single 200- to 220-foot-tall building. The second phase will consist of 334 units, of which 39 will be affordable, in one to two buildings. Both phases will sit above two or three levels of an underground parking garage totaling 870 spaces.
The site currently includes several warehouse buildings, a parking area and the Maple Leaf office building. The office building will be incorporated into the development site improvements while the two warehouses will be demolished at the start of the first phase of construction.
The first building, a high-rise tower, will consist of 526,340 sf, which will vary in height from 150 feet at the western end to 200 feet alongside O'Brien Highway to 220 feet at the eastern end. Among its features will be a two-story lobby, a fitness center and a swimming pool as well as a business center and a function room. The units will range in size from studios of 550 sf to three-bedroom apartments of 1,450 sf. Lindsey Cronin, a local representative for Charles E. Smith, tells GlobeSt.com that estimated rents will range from $1,400 per month for a studio to $3,700 per month for the three bedroom units. A café with outdoor seating and 2,400 square feet of retail will also be included in the building.
The building for the second phase of construction will be a mid-rise structure of 343,145 sf. The building will measure 120 feet in height along the eastern edge, and will step down to 85 feet at the western end to reflect the scale of buildings proposed immediately north of the site. The building will include a fitness center and a restaurant.
The Maple Leaf project is right next to the Guilford Properties' development of its 55-acre parcel in this area. That project, which is being developed by Spaulding & Slye Colliers International, will be a multiphase mixed use development and will include relocating the Lechmere T station to its site.
According to Cronin, Charles E. Smith is scheduled to begin construction on Maple Leaf lat this summer.
