D&S Performance will be moving from a 2,500-sf leased site about 600 feet away along Jupiter Road to 11426 Northwest Highway. The North Dallas location, says the broker, was the decision maker since the business owner was looking for more retail and shop space, but wanted to stay in North Dallas.
The 37-year-old building, sitting on an 11,177-sf tract, went on the market about 10 months ago when the tenant moved out. Seller Mike Iles of Dallas "felt it was the right timing with the redevelopment of Northwest Highway," Eric Gilbert of Grubb & Ellis Co.'s Dallas office tells GlobeSt.com. That redevelopment, as it stands right now, will be bringing a Lowe's Home Improvement Store, a surefire traffic generator for an already heavily traveled thoroughfare. Also of late, Massey Cadillac sold a nearby pad site to a vehicle lubrication chain. The inbound businesses helped convince the buyer that it was time to push ahead on the transaction, says Gilbert, the sole broker on the transaction.
