MEC Inc. looked at five sites before settling on 1000 Post & Paddock Rd. in Grand Prairie, Eric Gilbert of Grubb & Ellis Co.'s Dallas office tells GlobeSt.com. The 36-month lease for 4,875 sf came with an expansion option at the 77,448-sf flex property. The decision maker was the fact that less than 5,000 sf could be had as a starting point. "They didn't want to over-extend themselves," he says. The firm sells clothing, equipment and supplies to large corporations.

Gilbert represented the tenant, who surveyed the market for nearly three months. The firm has just exited 1,500 sf in Richardson for the Grand Prairie location. Theron Bryant of SCM Real Estate Services in Arlington brokered the deal for the building owner, GT Post & Paddock Ltd. of Fort Worth.

In Carrollton's section of Valwood Industrial Park, Accu-Tech Corp. signed a three-year lease, valued at $139,989 over the term, for 12,590 sf at 2110 Hutton Dr. The signing takes the 59,528-sf warehouse to full.

Built in 1985, the holding is owned by First Industrial, which used Mark Aller, marketing and leasing director, to cut the deal. Craig Hughes of the Holt Co. in Dallas represented the tenant, a supplier of wire and cable for telecommunications and security installation.
