Although small, the buildings represent only a handful of spec office buildings under construction in the Denver metro area. But unlike the few other spec buildings, these are 90% leased. Forest City will take about 12,000 sf, or more than a third of the space. Engineering and other firms doing business at Stapleton are looking at the balance.

When the 4,700-acre development is completed over the next 15 to 20 years, it will have 10 million sf of offices, 3 million sf of retail, and 12,000 homes, condominiums and multifamily rental units in all price ranges. In addition, it will have 1,100 acres of parks and open space.

The buildings are in Forest City's $50-million, 350,00-sf, mixed-use East 29th Avenue Town Center, the first of four centers planned in Stapleton. The offices, designed by Urban Design, will feature private balconies overlooking Main Street (East 29th Avenue) and even operable windows to provide fresh air. Peter Dominick of Denver-based Urban Design designed them.
