With the bulk of 264,000 sf in two buildings now leased, it's time to start courting tenants for another warehouse/distribution building in the project, says Michelle Hudson of Henry S. Miller Commercial in Dallas. The jumpstart came from a trio of long-term leases, including a 12,000-sf expansion by Pacuigo Ice Cream, which now has 22,000 sf of a 150,000-sf warehouse/distribution center at 9761 Clifford Dr. The Pacuigo expansion filled the building, which delivered in early 2001.
At 9755 Clifford Dr., Xpect First Aid took 11,000 sf and XL Digital Imaging, 20,800 sf, in a 114,000-sf building, which delivered in midyear 2002. Bill Toughey of Insignia/ESG in Dallas represented Xpect First Aid, a division of Cintas Corp., while Greg Cannon of Transwestern Commercial Services' Dallas office acted for XL Digital Imaging. Hudson represents the development's owner, Stemmons Cornerstone Quorum LP.
Hudson tells GlobeSt.com that "activity's been really strong." With that said, she is relatively confident the next phase will start to rise in the spring.
