According to Mehran Foroughi and Kevin Hill of Sperry Van Ness, the seller sought a quick sale of the property, which is a one-building center at 5201-5247 Orangethorpe Ave. Foroughi and Hill represented the seller, with Foroughi also representing the buyer.

The property is at the corner of Orangethorpe Avenue and North Post Lane, less than a mile from Imperial Highway, one of the most-traveled streets in the area, which bisects one of Anaheim's most developed residential areas. The center is also close to the 91 and 55 freeways. At the time of the sale, Cabrillo Plaza was 62% leased to a dry cleaner and a number of other small businesses providing local neighborhood services.
